Meet Jason Kapit  {South Florida's GOTO Attorney-turned-Realtor}

Why Do You Recommend Network Marketing?

Robert Kiyosaki's Answer:

When I first heard about network marketing, I was against it.  But after opening my mind, I began to see advantages that few other business opportunities offer. 

Long-term success in life is a reflection of your education, life experience and personal character.  Many network-marketing companies provide personal development training in those key areas.

Most schools train people for the E or S quadrants, and that is great if those are the quadrants in which you want to spend your life.  Most MBA programs are training students for high-paying jobs in the corporate world as an E, not a B.

What if you’re in the E or S quadrant and you want to change?  What if you want to be in the B quadrant?  Where do you find the education that trains you for that quadrant?  I recommend a network-marketing business.  I recommend the industry for people who want to change and get the necessary skills and attitude training to be successful in the B quadrant.

Being an entrepreneur and building a B quadrant business is one of the toughest challenges a person can take on.  The reason there are more people in the E and S quadrants is simply because those quadrants are less demanding than the B quadrant.  As they say, “If it was easy, everyone would do it.”

Personally, I had to learn how to overcome my self-doubt, shyness and fear of rejection.  And I had to learn how to pick myself up and keep going after I failed.  These are some of the personal traits a person must develop if they are to be successful in a B quadrant business, regardless of whether it is a network-marketing business, a franchise or an entrepreneurial startup.

An important personal skill required for any B quadrant business is leadership.  Are you able to overcome your own fears and have others overcome their fears in order to get the job done?  This is a skill the Marine Corps taught me.  As Marine Corps officers, it was imperative that we be able to lead others into battle, even though we were all terrified of dying.

I meet many people in the S quadrant, the specialist or small business owners, who would like to expand, but they simply lack leadership skills.  No one wants to follow them.  The employees do not trust their leader or the leader does not inspire the employees to better themselves. 

As mentioned earlier, Forbes defined a big-business owner, a B quadrant business owner, as a person who controls a business with more than 500 employees.  This definition is why leadership skills are vial for the B quadrant.

Where could you find a business that will invest the time in your education, your personal development and building your own business?  The answer is: most network-marketing business.

Building a B quadrant business is not an easy task.  So you need to ask yourself, “Do I have what it takes?  Am I willing to go beyond my comfort zones?  Am I willing to be led and willing to learn to lead?  Is there a very rich person inside of me, ready to come out?”  If the answer is “Yes,” start looking for a network-marketing business that has a great training program.  I would focus less on the products or the compensation plans and more on the education and personal development program the company offers. 

A network-marketing business is a B quadrant business because it meets several criteria I look for in a business or investment.  Those criteria are:

  1. Leverage:   Can I train other people to work for me?
  2. Control:  Do I have a protected system that belongs to me?
  3. Creativity:  Will the business allow me to be creative and develop my own personal style and talents?
  4. Expandability:  Can my business grow indefinitely?
  5. Predictability:  Is my income predictable if I do what is expected of me?  If I am successful, and keep expanding my business, will my income increase with my success and hard work?

Isn’t Network Marketing A Pyramid Scheme?
I am often asked if network marketing is a pyramid scheme.  My reply is that corporations are really pyramid schemes.  A corporation has only one person at the top, generally the CEO, and everyone else below.  The following is an example of a typical corporate pyramid:

Compare that to a network-marketing business system:                            

A true network-marketing business is the exact opposite of a traditional business model.  A network-marketing business is designed to bring you up to the top, not keep you down at the bottom.  A true network-marketing business does not succeed unless it brings people up to the top.
Additional Points Worth Mentioning
The following are some other points worth mentioning:

  1. Tax breaks increase.  By starting a network-marketing business in your spare time and keeping your regular job, you begin to gain the tax advantages of the rich.  A person with a part-time business can take more tax deductions than employees can.  For example, you may be able to deduct car expenses, gasoline, some meals and entertainment.  Obviously, you need to check with a CPA for exact rulings on your situation.  And the cost of your CPA is tax-deductible.  In most cases, an employee cannot deduct CPA expenses.  In other words, the government will give you a tax break for advise on how to pay less in taxes. 
  2. Meet like-minded people.  One of the advantages I had is that my friends also wanted to be in the B quadrant.  When I first started out, most of my E quadrant friends thought I was nuts.  They could not understand shy I did not want a steady job or a steady paycheck.  So an important part of becoming a B is to surround yourself with other people who are Bs and want you to become a B.
  3. Give yourself time.  It takes time to be successful in any of the quadrants.  Just as it takes time to climb to the top of the corporate ladder as an E, or become a successful doctor or lawyer In the S quadrant, it takes time and dedication to become successful in the B quadrant.  It took me years before I built a successful B quadrant business.
  4. Network-marketing companies are patient.  One of the beauties of a network-marketing business is that it will invest in you, even if you are not successful.

In the corporate world, if you are not successful in six months to a year, you are often fired.  In the network-marketing world, as long as you are willing to put in the time, most companies will work with you in your development.  After all, they want you to get to the top.

  1. Leverage the systems that are already in place.  These systems are already tried and proven, which allows you to hit the ground running instead of trying to build the internal system of a new company.

In conclusion
After opening my closed mind, I could finally see some of the unique benefits the network-marketing industry offers people who want more out of their lives.
Generally, it costs much less to get started in a network-marketing company than to build a business on your own.

Donald Trump’s Response

Marketing is a powerful tool, and network marketing can increase that power, provided you are self-motivated.  In a simple visual, see a product and then remove the advertising agency from it.  It is up to you to do the marketing and advertising. 

That’s a big job, but it can be done if you are passionate enough to get it going on your own and to jeep the momentum and motivation going at a high level.  It requires an entrepreneurial spirit, and that means focus and perseverance.  I do not recommend network marketing to people who are not highly self-motivated. 

Another important aspect of network marketing is that it is inherently social, so if you are not a social or outgoing person, I’d think twice about going into it.  Sociability is a requirement. 

Just like in advertising, there’s no point in having a fantastic advertising campaign if the product isn’t equally fantastic.  Also keep in mind that if you decide to become a distributor, you will be legally responsible for the claims you make about the product, the company and the available opportunities.  But above all, make sure the product is worth your energy and total devotion.  Otherwise, you could be energetically spinning your wheels. 

Robert mentions the importance of going beyond your comfort zone when it comes to network marketing.  He also mentions giving yourself enough time.  These are good points to consider.  I would also agree that having leadership qualities is critical for success.  You definitely have to have a take-charge, can-do attitude. 

As with any other undertaking, know everything you can about what you’re doing before you begin.  Network marketing has proven itself to be a viable and rewarding source of income, and the challenges could be just right for you.  There have been some remarkable examples of success, and those successes have been earned through diligence, enthusiasm and the right product combined with timing.  As with so many issues we have discussed before, there are tangibles and intangibles involved, but success is not a total mystery, and that applies to network marketing as well. 

Most people have heard of focus  groups, a research tool that advertising agencies use when they are testing a new product.  They will go out to different locations and simply ask everyday people what they like and don’t like about a new product.  Its best if you can keep the focus group idea close at hand when you are deciding about a product.  Just because you like it doesn’t mean everyone else will.  Finding a common denominator in product appeal will matter.

My nutshell advice about network marketing is to do your research and then put everything you’ve got into your product.  Genuine enthusiasm is hard to beat, and the odds will be with you.

Weston Gazette – July 2009 Edition

It’s no surprise that real estate is still the topic of conversation in 2009.  The only difference is now it’s getting better.  Homes are selling.  Lenders have been a bit more relaxed and are actually lending.  And rates, although off their lows, are still very low relative to historical levels.

 

So why are things better and where do we go from here?  I guess that’s the $64,000 question.  The answer is quite simply, “I don’t know.”  It’s hard to get a handle on the market.  I think it is fair to say that Buyers who have been on the sidelines for years have started to see the stars align as both home prices and mortgage rates are at severely depressed levels.

 

That combination has, at the very least, propelled Buyers to take the plunge into the exciting world of home ownership!  Add in the $8,000 tax incentive credit for new home buyers and you certainly create a sense of urgency where none existed before.  Truth be told, if you claim to be in the market to buy a home and are not willing to buy now, you were really never serious about buying. 

 

I can say first hand that the residential sales have picked up tremendously.  Sales volume has spiked and is reminiscent of action seen in 2003 and 2004.  The major difference, of course, is pricing.  Valuations are down significantly but volume is trending nicely upward, confirming the correlation that as prices retreat, buyers are taking notice and more importantly, ACTION!

 

If we have learned anything at all, it is that predictions are not to be trusted, as no one could have ever predicted what transpired economically during the past 36 months.  It is unprecedented both in occurrence and governmental reaction/intervention.  The only measure worth focusing on, however, is what has transpired over the past 6 months, and as stated, the trend has been very positive. 

 

Going forward, it will probably be best to take a look-back approach.  I know that sounds quirky, going forward, looking back, encompassed in the same sentence, but it really is the best way to gauge what is happening right now.  In any event, the trend is positive, the momentum is positive and mortgage rates remain steady.  All indicators point to a healthier real estate market and hopefully this will lay the foundation for a market that can withstand potential hiccups in the future.

 

One word of caution.  Positivity is not a spring board to exuberance and celebration.  While it is certainly refreshing to see the real estate market right itself and seemingly bounce a bit, there is no reason to get overly excited. Now is certainly a good time to buy a home but you must act cautiously and maintain a conservative approach.

Defective Real Estate?  by Jason Kapit

 

 

Chinese Drywall ... the new headliner, essentially keeping real estate front and center in ways that are hard to imagine.  Think about this scenario.  You buy a home built sometime during 2004 or later.  If it was a newly constructed home, the builder delivers the product which, by the time you take occupancy, may or may not be a good financial move depending on when you originally contracted for purchase.  Finances aside, you close on the property.  A few months go by and you begin to notice faint smells of rotten eggs, or upon visual inspection, that the A/C coils seem to be rapidly deteriorating, inconsistent with the normal life span of the product.

 

Then you hear reports about Chinese Drywall.  It’s on the news, it’s the talk of South Florida’s newly built communities, it’s the subject of political discussion and now, the next wave of high-profile class-action lawsuits.  What exactly is Chinese Drywall and why is it such a problem?

 

Chinese Drywall allegedly is a tainted building product that contains high levels of sulfur and other chemicals which according to some, are responsible for health problems and corrosion of piping and wiring within the home ultimately causing electrical appliances to fail.

 

The reality however, is far more ominous.  Although it seems that something like this could be easily treated or handled, it presents a host of problems.  First, the Department of Health (DOH) has not clearly stated what the health risks are at this point.  Many homeowners who are complaining of headaches, sore throats, rashes, etc. are facing quite a dilemma when their doctors advise them “to move out – that it’s better to be safe than sorry” and counter to that, the DOH and others don’t seem as concerned..  Health aside, many of these homeowners are constantly replacing electronics at considerable expense, most notably A/C coils, three and four times per year because of the corrosive nature of the sulfur release from the drywall.

 

Then there are other not so obvious issues which will plague homeowners and those living amidst defective homes as well.  First off, since the DOH is not exactly sure what the health ramifications are to both individuals and the environment, there is no protocol for remediation.  As a result, you can neither fix the problem nor legally dispose of it.  So, in the simplest of terms, even if you knew you had Chinese Drywall and were willing to remediate, no one could assure an effective remediation and no one can legally discard the defective product without violating state and federal laws.  Essentially, you are helpless in addressing the issue until regulations are enacted to deal with the task at hand. 

 

As such, and certainly not to be well received, the homes are effectively valueless, an illiquid asset, until such time as a remedy can be procured.  Even so, perception will lessen the values.  Health issues, especially new ones, will have a daunting effect and home values of these properties in question are sure to be depressed whether fairly or not.  The wait-and-see approach never meant so much.

A Successful Close…With a Mortgage by Jason Kapit

 

 

The majority of home purchases these days require a mortgage to consummate.  Obviously, there has been no shortage of news relating to the rigorous lending procedures being reinstated by lending institutions in the wake of the nightmarish debacle caused by an abundance of “toxic” loans.  As such, we have retreated back to the traditional standards of lending:   [1] Twenty percent (20%) down payment, [2] full document disclosure, [3] proof of income and [4] earning ability, just to name but a few requirements.

 

Even though the mortgage process is more rigid and streamlined, it is still extremely shaky at best.  This is because lending requirements are constantly, sometimes even daily, being revised in an effort to avoid the smallest of risks.  For example, Buyer Joe, a married man with provable income, a steady job and all the “right stuff”, applies for a mortgage with one of the big banking institutions left on this planet.  The bank asks him to produce a slew of  documents, pretty much demanding that he turn over everything but his first born, in an effort for them to determine whether or not he is a worthy loan candidate. 

 

Buyer Joe acquiesces, appropriating everything required in a painstaking process that he deems worthwhile in order to obtain his new home.  When Buyer Joe originally started the process, the lending institution had made a determination that Buyer Joe had qualified for “x” rate based on the documentation he provided and his credit score of 708.  Buyer Joe was happy.  He seemed to have satisfied those determining the fate of his new home purchase.

 

The day these verbal assurances were given was February 28, 2009.  The expected closing date was April 28, 2009.  Buyer Joe is preparing for his move when low and behold, on April 1, 2009, the lending bank decides unilaterally that it must revise its’ loan program based upon “recent risk assessments” and makes a determination that the loan commitment given to Buyer Joe must now be revised as it will ONLY now be available for those candidates with a credit score exceeding 720.

 

All of a sudden, Buyer Joe’s loan is anything but a sure thing and as such, there are some very unhappy people.  Most notably Buyer Joe, who thought that the process couldn’t get more excruciating.  What can you do?  A couple of things.  First, try and close quickly.  Delayed closings are NOT the way to go anymore.  Those of you thinking that time is your friend are wrong.  If you are relying on a mortgage and have an approval, get it done ASAP.  Second, make sure you discuss with your lender IF the loan programs change, how it could affect you and what you can do to insure that your closing will still go smoothly. Third, be PROACTIVE in the process.  DO NOT ASSUME ANYTHING.  Stay in the loop and follow up.  This is not a time to rely on anyone!

Weston Gazette – April 2009 Edition

Distressed Properties 101- by Jason Kapit

 

As a real estate agent, I sometimes forget that all of the new terminology at the forefront of our market may not be so well understood.  In an effort to clear things up and make sense of it all, I have decided to educate everyone on the legalese behind the distressed property world.

 

The unraveling of financial systems worldwide, specifically the real estate market, has brought the terms short sale, foreclosure, REO into the limelight.  I am often asked about the differences between them as they are important to buyers and sellers alike.

 

Short sale.  A short sale is exactly what it sounds like.  It is the sale of real estate whereby the amount owed to the lender(s) is more than the ultimate sales price; therefore the seller comes up “short” and essentially must work it out with the lender/bank before a final sale can be approved.  These types of sales are so common at this point in time, it is almost comical.  Home values have retreated to such levels that a majority of homeowners have negative equity in their homes.  While it’s of no material consequence if you plan to stay in your home and ride it out, it is of considerable concern if you are a homeowner needing to sell.  Selling a home in this environment is tough enough.  Adding a dimension whereby you hope the bank will [1] not only allow you to sell the home at a loss and [2] agree to waive the deficiency is a tough go without fierce negotiation.

 

Foreclosure.  This is the end of the road for the unsuccessful short sale.  The easiest way to explain it is as such.  When a home is sold as a short sale, it is listed just like any other property.  The caveat is that a 3d party (lender) must approve the final sale (a seller in this scenario may NOT execute without lender authority unless you are making up the shortfall at closing, therein writing a check at close).  If the home does not sell, or alternatively, if buyer, seller and 3d party lender can not come to terms, the lender(s) may be forced to prosecute, resulting in the filing of a Notice of Default (NOD). 

 

REO.  Real estate owned properties are the final straw.  Commonly referred to as “bank owned properties”, this is the term used to identify properties that are not fortunate enough to yield any buyers during the foreclosure phase or even an auction phase.  If there are still no buyers, the property becomes an REO and is sold in the open market with the bank as the new “owner of record.”

 

The technical differences, in reality, come about by way of who actually owns the asset at the time of sale.  The most important thing to remember as the seller of a distressed property is the need for aggressive representation at the onset.  The difference between the ultimate sale of a short sale, foreclosure or REO is negligible to the buyer but to the seller it can have serious implications toward creditworthiness going forward.  In the short sale scenario, although your credit is “dinged up” due to late mortgage payments, that, in essence, is repairable versus a foreclosure which adds the ominous word “default” to your credit history and basically serves to blacklist you from being extended credit for years to come.  You should fight tooth and nail to avoid a foreclosure as your ability to get on with your life, to buy a car, a boat, a home or to even get a credit card will be SEVERELY compromised.  Care to talk some more, you know where to find me.

What is Relay for Life?  Relay for Life is a celebration of life in honor of those touched by cancer.  Relay for Life also raises funds for the American Cancer Society’s programs of research, education, advocacy and service – programs that can reduce cancer deaths and cancer incidence, and improve the quality of life for those touched by cancer.  

 

Relay for Life began in 1985.  Dr. Gordon Klatt, an oncologist in Tacoma Washington, wanted to make a difference in the lives of his cancer patients.  Dr. Klatt’s idea was to run laps around a track for 24 hours and raise funds.  He raised $27,000 and donated the money to the American Cancer Society.  Since then, Relay for Life has grown to become the American Cancer Society’s national signature activity.  In 2004-2005, over 3800 Relay for Life events were held throughout the United States and raised approximately $400 million.  More than 3 million people participated and over 500,000 cancer survivors walked the opening lap.  In Florida we grew to 165 events, had more than 80,000 participants and more than 15,000 survivors walking the opening laps of our community events.  More than $12.5 million was raised in the fight against cancer.  This coming year we will hold 218 events and raise over $15.5 million.  Relay for Life is the largest fundraising event in the United States.  It has also grown to sixteen other countries outside of the United States.  

 

Relay for Life is a true community event where people of all ages and from all walks of life come together for a common cause.  We walk, jog or run relay style around the tracks or pathways at school or community football fields, fairgrounds and parks for twenty-four hours.  Friends, relatives, local businesses, hospitals, schools, churches, service clubs and other organizations organize teams of 10-15 people.  Each team member is asked to raise a minimum of $100 before the event.  

 

Food, fun and camaraderie are part of the Relay for Life experience.  There is the opening ceremony and first lap called our ‘victory lap’.  We cheer on our local cancer survivors, our friends, family and co-workers who have survived cancer. There is also a more solemn aspect of the event during the Luminaria ceremony.  This is an emotional candle-lighting ceremony to honor those who have survived cancer and to remember those who have not.  This powerful ceremony ties participants personally to the cause of fighting cancer.  Relay for Life is about a community taking up the fight!

A Tale of Two Houses ... 


House #1 - A 20 room mansion (not including 8 bathrooms) heated by natural gas. Add on a pool (and a pool house) and a separate guest house, all heated by gas. In one m o nth this residence consumes more energy than the average American household does in a year. The average bill for electricity and natural gas runs over $2400 per month. In natural gas alone, this property consumes more than 20 times the national average for an American home. This house is not situated in a Northern or Midwestern 'snow belt' area. It's in the South.

House #2  - Designed by an David Heymann, architecture professor at the University of Texas. This house incorporates every green feature current home construction can provide. The house is 4,000 square feet (4 bedrooms) and is nestled on a high prairie in the American southwest. A central closet in the house holds geothermal heat-pumps drawing ground water through pipes sunk 300 feet into the ground.

The water (usually 67 degrees F) heats the house in the winter and cools it in the summer. The system uses no fossil fuels such as oil or natural gas a nd it consumes one-quarter electricity required for a conventional heating/cooling system. Rainwater from the roof is collected and funneled into a 25,000 gallon underground cistern. Wastewater from showers, sinks and toilets goes into underg round purifying tanks and then into the cistern. The collected water then irrigates the land surrounding the house. Surrounding flowers and shrubs native to the area enable the property to blend into the surrounding rural landscape.

HOUSE #2 is on a ranch near Crawford, Texas; it is the residence of the President of the United States, George W. Bush.

THIS IS A LAWYER TO  LOVE!
Everyone who has ever bought a house will enjoy this.

A New Orleans lawyer sought an FHA loan for a client who lost his house in Hurricane Katrina and wanted to rebuild.  He was told the loan could be granted if he could prove satisfactory title to the parcel of property being offered as collateral. The title to the property dated back to 1803, which took the Lawyer three months to track down. After sending the information to the FHA, he received the following reply:

(Actual  letter):

"Upon review of your letter adjoining your client's loan application, we note that the request is supported by an Abstract of Title. While we compliment the able manner in which you have prepared and presented the application, we must point out that you have only cleared title to the proposed collateral property back to 1803. Before final approval can be accorded, it will be necessary to clear the title back to its origin."

Annoyed, the lawyer responded as follows:

"Your letter regarding title in Case No. 189156 has been received.   I note that you wish to have title extended further than the 194 years covered by the present application. I was unaware that any educated person in this country, particularly those working in the property area, would not know that Louisiana was purchased, by the U.S., from France in 1803, the year of origin identified in our application. For the edification of uninformed FHA bureaucrats, the title to the land prior to U.S. Ownership was obtained from France, which had acquired it by Right of Conquest from Spain.  The land came into the possession of Spain by Right of Discovery made in the year 1492 by a sea captain named Christopher Columbus, who had been granted the privilege of seeking a new route to India by the Spanish monarch, Isabella.

The good queen, Isabella, being a pious woman and almost as careful about titles as the FHA, took the precaution of securing the blessing of the Pope before she sold her jewels to finance Columbus' expedition.  Now the Pope, as I'm sure you may know, is the emissary of Jesus Christ, the Son of God; and God, it is commonly accepted, created this world.

Therefore, I believe it is safe to presume that God also made that part of the world called Louisiana. God, therefore, would be the owner of origin I hope you find God's original claim to be satisfactory.
 
Now, may we have our loan?"

(The loan was approved!)

Spaghetti!

For several years, a married man was having an affair with an Italian woman.
One night, she confided in him that she was pregnant. Not wanting to ruin his
reputation or his marriage, he paid her a large sum of money if she would go
to Italy to secretly have the child. If she stayed in Italy to raise the child, he
would also provide child support until the child turned 18. She agreed, but
asked how he would know when the baby was born. To keep it discrete,
he told her to simply mail him a post card, and write "Spaghetti" on the back.
He would then arrange for the child support payments to begin.

One day, about 9 months later, he came home to his confused wife.


"Honey," she said, "you received a very strange post card today."
"Oh, just give it to me and I'll explain it later," he said.
The wife watched as her husband read the card, turned white and fainted.

On the card was written:

"Spaghetti, Spaghetti, Spaghetti, Spaghetti, Spaghetti.
Three with meatballs, two without."

"SEND EXTRA SAUCE".

A few days ago I was having some work done at my local garage. A blonde came in and asked for a seven-hundred-ten. We all looked at each other and another customer asked, "What is a seven-hundred-ten?" She replied, "You know, the little piece in the middle of the engine, I have lost it and need a new one.." She replied that she did not know exactly what it was, but this piece had always been there. The mechanic gave her a piece of paper and a pen and asked her to draw what the piece looked like. She drew a circle and in the middle of it wrote 710. He then took her over to another car which had its hood up and asked "is there a 710 on this car?" Two Irish hunters got a pilot to fly them to Canada to hunt moose.
They managed to bag 6.   As they were loading the plane to return, the pilot said the plane could take only 4 moose. 
 
The two lads objected strongly. "Last year we shot six. The pilot let us take them all and he had the same plane as yours."   Reluctantly, the pilot gave in and all six were loaded. 
 
However, even on full power, the little plane couldn't handle the load and went down.  
Somehow, surrounded by the moose bodies, Paddy and Mick survived the crash.  
After climbing out of the wreckage, Paddy asked Mick, "Any idea where we are?" 
Mick replied, "I think we're pretty close to where we crashed last year.

Every year Morris would say, 'Esther, I'd like to ride in that helicopter.' 
Esther always replied, 'I know Morris, but that helicopter ride is
fifty dollars, and fifty dollars is fifty dollars'
 
One year Esther and Morris went to the fair, and Morris said,
'Esther, I'm 85 years old. If I don't ride that helicopter, I might never get
another chance.' To this, Esther replied, 'Morris that helicopter ride is
fifty dollars, and fifty dollars is fifty dollars.' *
       
The pilot overheard the couple and said, 'Folks I'll make you a
deal. I'll take the both of you for a ride. If you can stay quiet for the
entire ride and not say a word, I won't charge you! But if you say one word,
it's fifty dollars.'
       
 Morris and Esther agreed and up they went. The pilot did all kinds
of fancy maneuvers, but not a word was heard. He did his daredevil tricks
over and over again, but still not a word.
 
When they landed, the pilot turned to Morris and said, 'By golly, I did everything I could to get you  to yell out, but you didn't. I'm impressed!'
 
Morris replied, 'Well, to tell you the truth, I almost said something when Esther fell out, but you  know, fifty dollars is fifty dollars.'

A store that sells new husbands has just opened in London, where a woman
may go to choose a husband. Among the instructions at the entrance is a
description of how the store operates:

You may visit this store ONLY ONCE! There are six floors and the value of
the product increases as the shopper ascends the flights. The shopper may
choose any item from a particular floor, or may choose to go up to the next
floor, but you cannot go back down except to exit the building!

So, a woman goes to the Husband Store to find a husband.
On the first floor the sign on the door reads:

Floor 1 - These men have jobs.
The second floor sign reads:

Floor 2 - These men have jobs and love kids.
The third floor sign reads:

Floor 3 - These men have jobs, love kids, and are extremely good looking.
"Wow," she thinks, but feels compelled to keep going.
She goes to the fourth floor and the sign reads:

Floor 4 - These men have jobs, love kids, are drop-dead good looking and
help with housework.
"Oh, my God!" she exclaims, "I can hardly stand it!"
Still, she goes to the fifth floor and the sign reads:

Floor 5 - These men have jobs, love kids, are drop-dead gorgeous, help with
housework, and have a strong romantic streak.
She is so tempted to stay, but she goes on to the sixth floor and the sign
reads:

Floor 6 - You are visitor 31,456,012 to this floor. There are no men on
this floor. This floor exists solely as proof that women are impossible to
please. Thank you for shopping at the Husband Store.

To avoid gender bias charges, the store's owner also opened a New Wives
store just across the street.

The first floor has wives that love sex.

The second floor has wives that love sex and have money.

Floors 3 to 6 have never been visited!!!

A driver is stuck in a traffic jam on I - 95 south,
just outside of Washington.
Nothing is moving north or south.

Suddenly a man knocks on his window.

The driver rolls down his window and asks, "What
happened? What's the hold up?"

"Terrorists have kidnapped Hillary Clinton, Ted
Kennedy, Jesse Jackson, Al Sharpton and John Kerry.
They are asking for a $100 million ransom. Otherwise,
they are going to douse them with gasoline and set
them on fire. We are going from car to car, taking up
a collection."

The driver asks, "On average how much is everyone
giving?"   "About a gallon"

A woman decides to have a facelift for her 50th birthday. She spends $15,000 and feels pretty good about the results.

On her way home, she stops at a newsagents to buy a newspaper. Before leaving, she says to the clerk, "I hope you don't mind my asking, but how old do you think I am?"  "About 32," is the reply.  "Nope! I'm exactly 50," the woman says happily.

A little while later she goes into McDonald's and asks the counter girl the very same question.  The girl replies, "I'd guess about 29."  The woman replies with a big smile, "Nope, I'm 50."

Now she's feeling really good about herself. While waiting for the bus to go home, she asks an old man waiting next to her the same question.  He replies, "I'm 78 and my eyesight is going. Although, when I was young, there was a sure-fire way to tell how old a woman was. It sounds very forward, but it requires you to let me put my hands under your bra. Then, and only then can I tell you EXACTLY how old you are."

They wait in silence on the empty street until her curiosity gets the better of her. She finally blurts out, "What the hell, go ahead."  He slips both of his hands under her blouse and begins to feel around very slowly and carefully. He bounces and weighs each breast and he gently pinches each nipple. He pushes her breasts together and rubs them against each other.

After a couple of minutes of this, she says, "Okay, okay...How old am I?"  He completes one last squeeze of her breasts, removes his hands, and says, "Madam, you are 50."  Stunned and amazed, the woman says, "That was incredible, how could you tell?"  The old man says, "Promise you won't get mad?"  "I promise I won't." she says.  "I was behind you in McDonald's."

We just wanted to thank you for the impeccable job you did regarding the sale of our home in North Lakes and the purchase of our new home in the Landings.  As you witnessed first hand, the decision for us to move within Weston was not made lightly, especially based on the fact that we lived in our North Lakes home for 11 years.  Once we decided to make the move, the decision to use the services of the JK Team was an easy one.  Your knowledge of the Weston real estate market, your attention to detail and your prompt and reliable service helped make the process go very smoothly and successfully.

Initially, with all of the available avenues on the internet to locate home listings, I did not believe I would need a real estate agent to locate a new home.  Unfortunately, the internet did not contain the latest listings, and also continued to show listings that had been sold for many months.
